Cushman & Wakefield: New supply in suburban areas lead to continuing rise of overall market vacancy rate

     The overall market's effective rent continue to remain stable in Q3;
     In Q3, leasing transactions slowed with the overall market recording net absorption of 91,000 sq m, down 31.6% q-o-q by comparison;
     The Wangjing-Jiuxianqiao, CBD and Olympic Game Village submarkets had the most activity, recording net absorption of 29,000 sq m, 26,000 sq m and 19,000 sq m, respectively;
Beijing, 27th September 2017 - Cushman & Wakefield, a global leader in commercial real estate services, today reviewed the performance of the Beijing office market in Q3 2017.


With no new completions for the quarter, Beijing's Grade A office stock remained at 9.67 million sq m. Rent held stable with the overall market recording an effective increase of 2.6% y-o-y to average RMB391.3 per sq m per month. Effective rent in the five core submarkets on average increased 2.0% y-o-y to RMB413.7 per sq m per month.

In Q3, leasing transactions slowed with the overall market recording net absorption of 91,000 sq m, down 31.6% q-o-q by comparison. The Wangjing-Jiuxianqiao, CBD and Olympic Game Village submarkets had the most activity, recording net absorption of 29,000 sq m, 26,000 sq m and 19,000 sq m, respectively. The overall market's vacancy rate fell 1 percentage point on the quarter to 6.3%, while the vacancy rate across the city's five core submarkets remained stable at 4.5%.

Li'ze Financial Business District has the last plot of large-scale construction land, which is located near the Second Ring Road. With Metro Lines 14 and 16 planned to run through the area, new office supply in the district is forecast to hit 1.5 million sq m within the next five years. The newly emerging area has nearly 500 enterprises already registered there, with 83% coming from the financial industry.

Charles Yan, Senior Director, Occupier Services Group, North China, Cushman & Wakefield, comments: "In Q4, Beijing is set to add 589,000 sq m of new office supply, with all new buildings located in emerging areas of the city. The overall market's vacancy rate will likely continue to rise. Due to higher rents commanded in the core submarket, occupiers may consider relocating or setting up their offices in emerging submarkets for cost savings or to have adequate space to expand. "

Sabrina Wei, Head of Research, North China, Cushman & Wakefield, says: "Three subway lines are scheduled to come into service next quarter: the S1, Yan-Fang and Xi-Jiao lines. The subway expansion should result in more development in suburban areas like Mentougou, Fangshan and northwestern Haidian, and more business opportunities in emerging submarkets. "
